How will you market my property?

Each property is marketed individually on top vacation by owner websites such as: VRBO.COM, HOMEAWAY.COM, BOOKING.COM, Airbnb, VACATIONRENTALS.COM, and others. We will take professional High Dynamic Range (HDR) photographs and video of your property and create a property page on this website.

How do I block out time for my personal use?

You can block out time for yourself using the reservation system on our website. Our state of the art reservation system keeps all calendars synched up and up to date and ensures that there are no double bookings.

Can your company perform small repairs and maintenance?

Yes, we can. We have maintenance staff that can make small repairs. The cost of these repairs is billed to the owners. We also have a large network of skilled professionals for major repairs of appliances, mechanical systems, plumbing, heating, and roof repairs!

Who will clean my unit?

We work with an outstanding family business that cleans all our properties. This group is very professional, high quality, trustworthy, meticulous, and is one of the best in the county. All our owners are very pleased with the quality of our housekeeping staff.

May I use your cleaning crew for my personal stays?

Yes, you may. In fact we would prefer that to maintain the level of excellence that our guests expect from us. We charge the same cleaning fee regardless of who stays at the unit. You will see cleaning charges on your monthly statement.

Do you collect damage deposit from guests?

Yes, we do. It is collected upfront via credit card payment and is returned within 14 days of guest’s departure and after our cleaning crew has inspected the unit and confirmed that no damage, loss, or extreme messiness occurred.

Are short term rentals harder or easier on the house than long term rentals?

We believe that they are easier on each property. The reason is that we are always in and out of the homes checking for any damage or maintenance issues. There is a thorough clean after each stay and minor issues are dealt with immediately. And no one is redecorating or hanging pictures on the walls.

What will I have to supply?

Owners supply all linens and towels. Our requirement is that there are two sets of linens for each bed and two complete sets of towels for each bathroom (i.e. 1 hand towel, 2 wash cloths, and 2 bath towels.) Owners also need to supply all consumable items such as toilet paper, paper towels, laundry detergent and softener, dishwashing detergent and liquid, soft soap and dispensers for each bathroom, facial tissues, trash bags, etc. We ask that owners periodically re-stock these items or we can do this for a small fee plus the cost of goods.

What services/amenities should I provide?

At minimum your home should have cable or dish TV and Internet WIFI service. You should also have washer and dryer, trash removal and snow plowing service. We can also offer you advice on other amenities that will make your property more attractive to renters.

How and when will I receive payment from the rentals?

At the beginning of each month we will send you detailed owner statements and payment for all rentals with check-out dates in the prior month. In other words, in February we will pay you for all rentals checking out in January.

Are you licensed, registered and insured?

Yes, we are registered as property management company and we are licensed with the State of Colorado and Grand County to collect sales and lodging tax. We are also actively licensed real estate realtors with the state of Colorado. Our cleaning crew is bonded and insured.

How are rent payments collected?

Rents are collected by credit cards prior to guest's check-in via a secure payment processing portal.

What happens if we decide to list our property of if it’s currently listed for sale?

That is no problem. We can list your property for sale and continue to rent it as a vacation rental generating income during the listing period. We would be happy to work with you as your listing agent and coordinate both the listing and rental activities. If you decide to use another broker, we can also coordinate showings with your listing agent through our web based booking calendar.

Do you allow smoking in your properties?

No we do not. Violators would forfeit their security deposits.

How do you provide keys to your guests?

After the reservation is fully paid, we send a check in/out instructions email to our guests that has a code to get into the home. The code is either to a lockbox that has the front door key or to a keyless entry lock. We prefer to use a keyless entry lock - they are easier to use and don't freeze nor jam.

Where do I keep my personal belongings, extra set of linens and towels, and other supplies?

We ask that you create an owner's lock out closet by putting a lock on one of the closets in the home for this purpose.
